"Inflation-adjusted growth rate": Assume STI returns around 8%, with inflation around 4%, inflation-adjusted growth rate will be 4%.
It should be noted that the "Starting Balance" does not include property. In the Singapore context, I think it is difficult for housing to grow at 4% per year, especially since I bought a resale flat. Even if you rent out a room, and get say 600 for 1 room, that will be 600*12=7200 per year which is 1.8% per year only!
